Buying or selling at the Delaware beaches? Start with a conversation.

Buy with Dane.

I'm Dane Baich, a REALTOR® with the Lee Ann Wilkinson Group at Berkshire Hathaway HomeServices PenFed Realty — at the Delaware beaches since 1995 and a Realtor since 2003, with over $250 million in properties sold. Whether you're buying a second home in this resort market, retiring to the beaches, or selling the one you have, I'll walk you through it in person or by video — at your pace, with straight answers.

Country-club communities are my specialty. I've lived it at Rehoboth Beach Country Club — two homes on the golf course over 15 years as a member there — and I live in The Peninsula now. At Kings Creek, I know it from the course and from selling many homes there.

The part I'm proudest of: most of my sales these days come from past customers and referrals. People came back — and sent family and friends my way. That's the record I care about most.

The team's record: in Sussex County, the Lee Ann Wilkinson Group is the top-selling team in both gross commission income and units sold, year in and year out — for at least 20 years.

We worked with Dane Baich at The Lee Ann Wilkinson group to find the ideal home in Lewes/Rehoboth area to fit our priorities and needs. After seeing a number of properties we found the perfect historic home in downtown Lewes. Dane is the consummate professional. He provided expert advice about property values and locations to help guide us through the process. He is responsive, always prepared, funny, and just a great person. Shout-out to Dane for being awesome. We highly recommend him!
Bieda — September 2025
We recently worked with Dane Baich of the Lee Ann Wilkinson Group over the course of a few months to purchase a second home in Rehoboth. Along the way, Dane was always responsive and helpful with identifying properties of interest. When it came time to submit an offer, his advice was sound and we benefited greatly from his knowledge of the market and local expertise. He was great staying on top of the process once our offer was accepted, ultimately leading to a successful close. We can't recommend him more highly--he was a pleasure to work with and we definitely would again.
Bydlak — November 2024
I recently purchased a home in Delaware with Dan Baich of the Lee Ann Wilkinson Group as my realtor. I cannot say enough good things about Dane and the group as a whole. I was out of the country for most of the purchase process and he went above and beyond to manage things in my absence and to put me in touch with people who could assist with every aspect of not only purchasing but also setting up my new home. It was an absolute pleasure to work with him and he would be the first person I would call if I were to want to sell or move again. I heartily recommend Dane and the entire group.
Zellerbach — October 2023
Our home buying experience started 2 1/2 years prior to the actual sale. And Dane Baich was with us the whole way. Talk about patience! It was amazing and fun how it all came together. We found our home in just two trips down from Maryland. Dane would send us listings that just came on the market and we would view them virtually...nothing fit the bill. Until...the second trip down and that last house. By then, Dane knew what we were 'actually' looking for. He is very perceptive. And WE knew as soon as we walked in that last house. It is now our home! And we love it. We HIGHLY recommend the services of Dane Baich and the Lee Ann Wilkinson Group of Berkshire Hathaway for all and any of your real estate needs!
Kern — September 2022
For two years, we worked with Dane Baich to help us find the perfect house in Lewes. We couldn't have asked for a better agent to guide us through an out-of-state purchase in a wild market. Dane's honesty about what he thought of the houses, neighborhoods and if they'd be exactly what we were looking for was greatly appreciated. He always went above and beyond to answer questions, talk us off ledges, and remained patient and upbeat at all times. We would recommend him a million times to anyone looking for an agent in Delaware - in fact, we've already passed his name along to friends and family. Every experience with Lee Ann's office was exceptional. Thank you to everyone involved in making our dreams a reality.
Lewis — July 2022
I honestly cannot say enough good things about working with this group--Dane Baich specifically. We met him five years ago when looking for a condo in Rehoboth and though that ended up not coming to fruition, we knew we wanted to use him again when looking for a beach house. Dane is a true professional-always on time, always prepared, and knows the coastal Delaware real estate market like the back of his hand. Being from out of town, we felt like we were in such good hands throughout the entire process. The coolest thing about Dane is that he's easy to work with--he gave his honest opinion when asked (and in our experience it was on target) and let us come to our own conclusions when that was what needed to be done. I'd recommend him without hesitation to anyone looking for a realtor.

About Dane

Dane Baich is a REALTOR® and Buyer's Agent with the Lee Ann Wilkinson Group at Berkshire Hathaway HomeServices PenFed Realty, based at the Lewes office and serving buyers and sellers across Coastal Delaware — Lewes, Rehoboth Beach, Milton, Millsboro, Bethany Beach, and Ocean View.

This is home ground, not a market he had to learn. Dane was born in Wilmington and moved to Lewes in his teens — he has been at the Delaware beaches since 1995. He graduated from Cape Henlopen High School, attended the University of Delaware, and then joined the company as a sales associate at the Lewes office — the same office he works from today. When he talks about a Lewes neighborhood, a builder's reputation, or how a street has changed, he's drawing on a life lived here since 1995, not a map he studied.

How he got here. Dane got into real estate the way a lot of good careers start — he watched someone he knew do it well. A family friend was in the business, and that example is what inspired him to get his license in 2003 and do the same. Twenty-plus years later, he is still at it, still at the beaches, still working the same way that friend modeled: know the place, know the product, and look after your people.

New construction is a real chapter of his career, not a line on a résumé. Over the years the Lee Ann Wilkinson Group has held the listing for several new-construction communities that Dane represented. The two he names are Bay Crossing by Blenheim Homes — the 55+ community where he also worked as the builder's sales representative for Blenheim Homes, which is where his feel for retiree and 55+ buyers comes from — and, before that, Sandbar Village by Tropea Homes, a condo community. Representing builders and their buyers teaches you how a home is actually put together, what to ask about warranties and timelines, and where new construction differs from resale — knowledge his buyers still benefit from when they walk a model home or a development today.

Country-club communities at the beach — Dane knows them from the inside

Dane knows the Delaware beaches' country-club communities from the inside — he's owned homes at Rehoboth Beach Country Club, lives in The Peninsula now, plays their tournaments, and has sold many homes in each. Want to know the vibe of their Member-Guest? Dane knows.

Where it started

Rehoboth Beach Country Club

Dane owned two homes on the golf course over 15 years and was a longtime member there. Living on the course, playing it, and being part of the club for that long is where his country-club knowledge — and a lot of his business — was built.

Played it · Sold it

Kings Creek

Dane knows Kings Creek well, has golfed the course, and has sold many homes there. He can talk a buyer through the community's sections, its feel compared with the other clubs, and what homes there are actually trading for.

Home now

The Peninsula

Dane lives in The Peninsula now — his current, and by his own description final, country-club community. He has also sold homes here for years. He's been playing the course since it was built, and he's always considered the amenities second to none in Delaware.

Second homes and retirees are his home turf. The Delaware beaches are a resort market: much of Dane's work is second homes bought from a distance and retirees settling here for good. That means virtual showings and purchases managed in the buyer's absence. Once a home is under contract, Dane helps schedule the inspections and helps the buyer select a settlement attorney. After closing, he can introduce buyers to contractors when they want to renovate, build a deck, or make other improvements. One draw for retirees: southern Delaware property taxes are far lower than in the surrounding states — the Sussex County comparison below puts the numbers side by side.

Where Dane does his best work

  • Buyers first — his official role on the team, and the bulk of his documented client work since 2003.
  • Country-club communities — Rehoboth Beach Country Club, Kings Creek, and The Peninsula.
  • New construction — represented Bay Crossing by Blenheim Homes (55+) and Sandbar Village by Tropea Homes (condos) for the group. He's familiar with — and has sold homes from — nearly all local builders, and knows their sales reps, procedures, and build quality.
  • Retirees & 55+ communities — served as the builder's sales representative at Bay Crossing, with a long record with retiree buyers.
  • Second homes & remote buyers — out-of-state searches, virtual tours, and purchases handled while the buyer is away: the way second homes are actually bought in a resort town.
  • A dedicated website for every listing — every listing gets its own site. See What separates Dane.
  • Negotiation through settlement — multiple-offer situations, tough negotiations, last-minute closing issues, post-settlement occupancy addendums, furniture inclusions, inspections, and coordinating with reputable contractors — all handled to a smooth settlement.

Dane, beyond the closing table

Real estate is a relationship business, and Dane would rather you know the person, not just the production. He lives in The Peninsula in Millsboro with his girlfriend, Tahine, and his Siamese cat, Eliza. His daughters, Addie and Alice, are a big part of life here — school, dance, and beach time included. He is a serious foodie who genuinely loves to cook and rarely passes up a great meal, an Eagles fan on game day, and a Tesla driver who will happily tell you he does not miss gas stations.

Because of Tahine, who is from Brazil, he is also starting to learn Portuguese — beginner level, enthusiastic effort.

What separates Dane from the competition

Dane's own edge

A website for every listing

Every home Dane lists gets its own dedicated personal website — like the Bessie Way and Peninsula condo sites — with its photos, numbers, and story in one place buyers can actually use. Very few agents do this — and this one is Dane's, not a standard team service.

See the two current listing sites

The team behind him

One agent to call — a whole team working

Dane works within the Lee Ann Wilkinson Group — a team of over 20 agents and staff with dedicated buyer's agents, listing, marketing, and settlement roles. The group is led by Lee Ann Wilkinson — the queen of local real estate, and the best in the business. Work with Dane, and you also get Lee Ann — it's a package deal. The office is staffed 7 days a week, by a licensed Realtor. Dane is your single point of contact — backed by the group's staff, so when he's at a closing or on a golf course with a client, your file doesn't sit still.

The team's scale

Volume you can check

$323.81M · 405 sides in 2025

That's the Lee Ann Wilkinson Group's RealTrends Verified 2026 line — #2 Large Team in Delaware by both sales volume and transaction sides, and #23 nationally by sides. The team itself displays $330M+ and 345 homes sold in 2025 and $3.56B+ with 4,747 homes over the past 10 years, a base of 8,000+ past buyers and sellers, and over 60% of the team's business from referrals.

Buyer tools that come with the scale

Automatic MLS alerts. Dane will set up automated Sussex County MLS alert emails for new or modified listings matching a buyer's criteria — in a second-home market where the right house can list while you're three states away, that timing matters.

New-construction representation. The builder's representative works solely for the builder. Dane works for the buyer — and since builders are glad to pay a buyer's agent who brings buyers to their communities, that representation costs the buyer nothing. What it adds: negotiation, access to off-market opportunities, construction knowledge, a network of builders, contractors, and lenders, and due-diligence and inspection help. Dane knows the builder's side of the table firsthand, having represented several local builders himself.

Coverage. The group's featured areas are the coastal towns of Delaware, from his Kings Highway office in Lewes — the same coastal stretch Dane works every day.

For sellers

The group’s seller marketing pairs crafted listing messages with high-definition photos and luxury video tours — and that’s just the start. The Lee Ann Wilkinson Group spends heavily to put listings in front of buyers: professional photography and presentation, a free staging consultation for every listing — the group pays for it — listing videos promoted across its social channels, print exposure in the group’s own mailed newsletter, and a built-in audience most agents can’t offer — 8,000+ past buyers and sellers behind over 60% of the group’s business. Your home isn’t just posted on the MLS; it’s marketed. Dane’s dedicated website for every listing sits on top of that.

The brokerage behind the team. Berkshire Hathaway HomeServices PenFed Realty — the brokerage, not the team — runs almost 70 offices with 2,000+ professionals across Delaware, Maryland, Virginia, Washington DC, West Virginia, Pennsylvania, Florida, Kansas, Tennessee, and Texas. That network is real reach for a listing, but it belongs to PenFed Realty.

They come for the beach. They stay because of the taxes.

Most of Dane's buyers come from the same handful of places — elsewhere in Delaware, Northern Virginia, Washington DC, the Philadelphia suburbs, New York City, and New Jersey. Measured the same way, the median property tax bill in every one of those markets is several times Sussex County's — from about 2.0× in New Castle County to about 7.8× in New Jersey. For retirees and second-home buyers alike, it's a big part of the carrying-cost math.

Why retirees keep choosing Delaware

Neighborhoods Dane serves

Three of the Delaware beaches' most-searched areas — each with a genuinely different feel. The right one depends on how you actually want to live. His line with clients is simple: “live where you play.” Dane knows these beaches street by street — the golf courses, the marinas, the quiet blocks and the busy ones — and he’ll take the time to help you find the place that fits how you want to play.

Lewes

Delaware's first town, founded in 1631, pairs a walkable historic downtown — shops and restaurants along Second Street — with the ferry to Cape May, Cape Henlopen State Park's beaches and trails, and a quieter, year-round pace. In-town cottages and historic homes sit alongside newer communities just outside the center.

Rehoboth Beach

The classic Delaware beach resort: a mile-long boardwalk, a lively downtown of restaurants and tax-free shopping, and neighborhoods ranging from ocean-block homes to wooded streets in the Country Club area and newer communities along the Route 1 corridor and Route 24. Energy in the summer, calm in the off-season.

Millsboro

Inland value and elbow room. Millsboro has grown quickly around Route 113 and Route 24, with newer single-family communities — including The Peninsula and Plantation Lakes — plus marinas, and convenient access to shopping and dining without the beach traffic, while the ocean beaches stay within reach. The state is investing in downtown, too — in October 2026 Millsboro was named one of Delaware's three newest Downtown Development Districts, a designation that brings tax incentives to spur downtown revitalization. Two new hospital campuses — Beebe Healthcare and TidalHealth — are under construction on Route 113.

Buying from a distance? Here's the playbook.

A large share of Delaware beaches buyers are second-home buyers and retirees starting their search from another state. This is how we work together — and it all starts with a conversation.

  1. A short first call or send a noteTell Dane your budget, towns, must-haves, and timeline. You'll talk through how representation works in Delaware, reviewing recent nationwide changes in real estate as it relates to buyer broker representation.
  2. A watch list built for youMany buyers often start the process 1+ years prior. Emailed alerts from the MLS all built around your specific parameters. Inventory is often low. We will identify what communities you love and set our alerts so we can act before our competition does.
  3. Tours your wayIn person when you're in town, or live video tours when you're not — Dane walks the home slowly, opens cabinets, runs water, and shows you the street and the drive in, not just the highlights. Dane wants you to see the home ASAP. Great properties sell fast, and we need to find out if you love what you see online.
  1. Numbers before offersTaxes, HOA, insurance, and community fees laid out plainly, so the monthly picture is clear before you write anything. Have you heard of DUCIOA? Don’t worry — Dane has. It gives a buyer five calendar days to review all the community documents.
  2. Offer to close, handledInspections, paperwork, and settlement coordinated with the Lee Ann Wilkinson Group's support — with Dane as your single point of contact throughout.

Buyer representation changed — here’s what it means for you

In August 2024, new national rules changed how buyers work with an agent. If you haven’t bought since then, three things are different:

  • A short agreement comes first. Before touring homes, you and Dane sign a brief written agreement covering what he’ll do and what he’s paid. And Dane writes his agreements so they can be cancelled on just one day’s notice — he only wants a buyer obligated to work with him for as long as they want to.
  • The fee is exact, in writing, and negotiable. The agreement states the amount up front and caps what Dane can be paid from all sources combined. No open-ended fees, no surprises.
  • Sellers can still pay it — we ask in the offer. Listings no longer advertise a fee for the buyer’s agent, so Dane asks the seller to cover his compensation as part of your offer — and the vast majority of sellers still agree. In nearly every deal Dane has closed since the rules changed, the seller covered it: business as usual. If there’s ever a gap, you’ll see the exact dollar figure before you decide anything.

Selling? Start with an honest number.

A valuation from Dane and the Lee Ann Wilkinson Group is a real pricing conversation, not an automated guess dressed up as one.

How the pricing process works

  1. Request your valuationUse the form here, call 302-588-9278, or email dane.baich@penfedrealty.com. No obligation.
  2. Dane studies your homeRecent comparable sales, current competition, your home's condition and updates, and the market itself — current conditions and where prices are trending — and anything likely to draw buyer pushback or surface at inspection or appraisal, named now, not discovered later, all weighed with the team's local knowledge behind it. And who's most likely to buy it — local, second-home, or retiring here — because that shapes how the home gets priced and presented. Every listing also starts with a complimentary staging consultation, paid for by the group, so the home shows at its best from day one. From the signed paperwork to your home landing on the MLS takes about 7–10 days.
  3. You get a range and the reasoningA recommended pricing position, what supports it, and what would change it. And that number doesn't come from one agent. Every Wednesday morning, about ten of the group's agents caravan the new and upcoming listings, and after each stop they write down their pricing opinion and recommendations. List with Dane, and you get the collective pricing opinion from the group's high producing agents — not just his opinion, and not just Lee Ann's.
  4. You decide if and whenIf you list, the plan covers photography, marketing, and how your home reaches both local buyers and the out-of-area buyers who drive this market — including a dedicated website for your listing.
